Founded in 2020 by Irakli and Zuzanna, Arcade brings together their complementary skills and over a decade of experience in residential architecture, construction, and project management across London. Arcade London Group was founded to solve a common challenge in residential renovations: the disconnect between design, cost, and delivery. Too often, homeowners begin with a great design but without a clear understanding of what it will cost or how it will be delivered. Budget pressure builds long before construction begins, and unexpected costs and wrong team can derail the project.
The name Arcade reflects our belief in bringing the right people together to create something that lasts. From the outset, we aim to bring clarity to the process — combining design, build, and project management with detailed cost modelling from the early stages. As the design evolves, we clearly communicate how each decision affects the budget and timeline, giving homeowners more control and fewer surprises.
Over time, we’ve built strong relationships with trusted contractors, craftspeople, and consultants who care about the work as much as we do. Every person involved — homeowner, designer, builder, or maker — plays a vital role. And just like arches in an arcade, when each part is shaped with care, the whole stands stronger.
Zuzanna Rej
BIO
Zuzanna grew up in Poland and studied Architecture and Urban Planning across Poland and Germany before practicing in the Netherlands and settling in London over a decade ago.
In 2020, she co-founded Arcade with Irakli to create homes, that feel thoughtful and full of character — rooted in how people truly live. At Arcade, she leads on architectural design, guided by the belief that homes are living reflections of the people who inhabit them, shaped by their histories and everyday routines. She enjoys uncovering what makes each house-hold unique, using those details to shape spaces that feel personal, grounded and cohesive from the first sketch to final detail.
Before launching Arcade, Zuzanna worked at several respected practices including Squire & Partners, contributing to major London projects such as West End Gate, 7 Cavendish Place and 6-10 Bruton Street. Her time there deepened her appreciation for finely crafted architecture — rooted in context, rich in detail, and designed to stand the test of time.
Beyond architecture, Zuzanna finds inspiration in vintage books, textiles, and objects with stories of their own. She is drawn to things that show their age — pieces that carry a sense of history, imperfection, and quiet beauty.
Irakli Iremadze
BIO
Irakli is co-founder of Arcade London Group and leads on all aspects of project delivery.
Originally from Georgia, he left home at 16 to study abroad, earned a degree in Economics, and later completed a program in International Business Management in Germany. After moving to London in 2014, he began working in finance, but quickly found his passion in construction — where he could combine strategic thinking with hands-on problem solving.
Since 2015, Irakli has managed over 200 residential projects across London, ranging from £100k to £5m. He co-founded Arcade in 2020 with Zuzanna to build homes that are not only beautifully designed, but also delivered with care, clarity, and precision.
At Arcade, Irakli runs the day-to-day operations on site — keeping things on track, on time, and on budget. He’s a strong believer in early planning, clear communication, and building the right team for each project. From budgeting to managing trades, he stays closely involved to make sure every detail is done right.
Irakli has also worked with developers on larger multi-unit schemes, from early feasibility through to delivery.
Fluent in five languages, he’s great at building strong relationships on site and navigating London’s multicultural construction world. He works closely with Zuzanna to make sure each project is both well-designed and exceptionally well built.
Outside of Arcade, Irakli is passionate about property development and how smart investment can help create better places to live
