Founded in 2020 by Irakli and Zuzanna, Arcade brings together complementary skills and over a decade of experience in residential architecture, construction, and project management across London. From the outset, the practice was shaped around a simple idea: that successful residential projects depend on a clear relationship between design, cost, and delivery. Too often, homeowners begin with a strong design vision but without a realistic understanding of budgets, buildability, or how a project will be delivered. This disconnect can lead to unnecessary pressure, unexpected costs, and compromised outcomes.
The name Arcade reflects our belief in bringing the right people together to create something that lasts. From the outset, we focus on bringing clarity to the process ― combining design, construction, and project management with detailed cost modelling from the early stages. As the design evolves, we clearly communicate how each decision affects budget and timeline, giving homeowners greater control and fewer surprises along the way.
Over time, we’ve brought together skilled builders, craftspeople, and consultants who care about the work as much as we do. Every person involved ― homeowner, designer, builder, or maker ― plays a vital role. And just like the arches in an arcade, when each part is shaped with care, the whole stands stronger.
Zuzanna Rej
BIO
Zuzanna grew up in Poland and studied Architecture and Urban Planning across Poland and Germany before practising in the Netherlands and settling in London over a decade ago.
In 2020, she co-founded Arcade with Irakli to create homes that feel thoughtful and full of character ― rooted in how people truly live. At Arcade, she leads on architectural design, guided by the belief that homes are living reflections of the people who inhabit them, shaped by their histories and everyday routines. She enjoys uncovering what makes each household unique, using those details to shape spaces that feel personal, grounded, and cohesive from the first sketch through to the final detail.
Before launching Arcade, Zuzanna worked at several respected practices, including Squire & Partners, contributing to major London projects such as West End Gate, 7 Cavendish Place, and 6–10 Bruton Street. Her time there deepened her appreciation for finely crafted architecture ― rooted in context, rich in detail, and designed to stand the test of time.
Beyond her work, Zuzanna finds inspiration in vintage books, textiles, and objects with stories of their own. She is drawn to pieces that show their age ― carrying a sense of history, imperfection, and quiet beauty.
Irakli Iremadze
BIO
Irakli is co-founder of Arcade and leads on project delivery across the practice.
With a background in economics and over a decade of hands-on experience in residential construction, Irakli has delivered a wide range of renovation and new-build projects across London, with values ranging from £100k to £5m. His experience covers varying levels of complexity, from private homes to multi-unit residential schemes.
From early concept through to final handover, Irakli remains closely involved in each project, working alongside the design team to ensure ideas are practical, well coordinated, and carefully managed. He oversees on-site programmes, project costs, and day-to-day delivery, coordinating trades, suppliers, and consultants to maintain quality and momentum throughout the build.
Irakli has also worked closely with private developers, supporting projects from early feasibility through to delivery. This has included assessing development potential, preparing initial cost appraisals, advising on viability, and coordinating construction across both single-family homes and smaller residential schemes.
Alongside his work in London, Irakli has collaborated with developers in Georgia on larger-scale residential projects, advising on delivery strategy from feasibility through to construction. His experience includes overseeing a 13-storey residential development comprising over 100 apartments with integrated commercial spaces.
Irakli takes a considered, practical approach to how projects and teams operate, with a focus on clear systems, informed decision-making, and reliable delivery. Fluent in four languages, he works closely with the design team to ensure each project is thoughtfully designed and delivered with care, clarity, and long-term value.
